About us: From a family of builders since 1983 building nearly 2,000 homes. In Fairfax alone we have built about 200 custom homes since 2002.
Our Vision is clear with Sunny Morning Homes. Our goal is to provide the best value for the most square feet possible. We concentrate on the core structure of your home, elements of your home that can not be changed later, or what would be very difficult to change in your homes lifetime.
Some examples of our focus are creating many bedrooms and bathrooms, large walk-in closets, ample kitchen space with plenty of storage space in the cabinets and pantry. Also, garage spaces, front stoops and full unfinished basements add to the total square feet of your home.
Sunny Morning homes builds all of our homes on 9’ tall foundations, with 10’ first floors and 9’ second floors standard (some lots have a very high water table and can not take an underground foundation).
Sunny Morning homes has no two story family or foyers. That space is used for more bedrooms and bathrooms.
The options that we offer are priced low and only pertain to things that can not be done later or are very costly and difficult to do later. Examples include a windows, additional plumbing lines, front porches, back up sump-pumps, additional electrical lines, heating and air conditioning upgrades, oak stairs, home wrap etc.
We do not focus much on providing choice in terms of colors and finishing upgrades. These things are directly done by the flooring and Cabinet companies. Finish items can be done later by a contractor or hardware store.
As the life of the home takes shape, you the owner have the opportunity to refinish areas of the home simply, without the hassle of attempting to add new structures. You will not have to adjust the plumbing, electrical or HVAC lines, because we automatically give you the most sqft for the money. This is a great way to get value. You can also take a credit and pay the Flooring and Kitchen company directly, cutting out the middle man costs.
Floorplans can be customized, free of charge with very few restrictions. For instance, on the second floor, you can design the layout however you want as long as exterior walls and the stairs don’t move. There are slight upgrade costs if you are to add more countertop space, however if you are to go direct to vendor we charge no upgrade, the vendor will charge you fro any changes, cutting out the middle man, hence reducing you costs. HVAC system is designed after the floorplan and my affect the layout slightly.
The contract is signed in 4 sections, known as “Locks”. Once you sign a “Lock” you can not go back and make changes. Lock 1 is the House footprint and a $3,500 deposit is required ($1,500 non-refundable + $2,000). Lock 2 is for the Elevation (the exterior look of the front of the house). Lock 3 is for all of the Options (ie: Utility Package and Window Upgrade Package). Lock 4 is for any additonal items required due to the grade of your house (ie: window wells for basement windows, or additional stoop steps).
